Job Description

Position: Financial Analyst (Real Estate) LATAM

Working Hours: Monday to Friday, 9AM-5PM EST

Salary Range: $3500 - $5000 USD/month

Type of contract: Independent contractor; Full time.

Location: Remote position for individuals located in Latin America.

About the Company

Our client is a real estate developer, operator, owner, and manager based in New York City, primarily focusing on residential and mixed-use assets throughout the Metropolitan New York and Tri-State areas.

Scope of the Role:

As a Real Estate Investment Analyst, you will be pivotal in leading underwriting and due diligence activities, managing deal flow, conducting financial and market analyses, creating investment documentation, and supporting asset management efforts. The selected candidate will collaborate closely with the Founder, communicate effectively with stakeholders, and utilize advanced financial modeling skills to drive successful real estate investments.

Responsibilities:

  • Lead underwriting and due diligence activities, overseeing acquisitions and conducting financial and market analyses.
  • Perform initial screening of investment opportunities, from quick back-of-the-envelope assessments to comprehensive underwriting analyses.
  • Manage the deal flow and create investment decks that assess prospective investments thoughtfully.
  • Prepare reports for lenders, investors, and other stakeholders.
  • Conduct thorough market assessments, site evaluations, and zoning analyses.
  • Review and underwrite models, build/update promote waterfall/promote models, and forecasts.
  • Lead financial analysis for new and existing investments, focusing on multifamily, mixed-use, and affordable properties.
  • Create detailed investment memorandums and asset management reports.
  • Model and forecast asset performance, projected returns, and various debt and equity scenarios.

Requirements

  • Minimum 5 years of experience in real estate financial modeling, preferably in real estate corporate finance, investment banking, private equity, or real estate investment sales.
  • Strong quantitative and financial analysis skills, with advanced knowledge of MS PowerPoint and Excel.
  • Exceptional time management and prioritization skills to handle multiple projects simultaneously.
  • Excellent communication skills, both written and interpersonal, are essential.
  • Ability to work independently, taking ownership of tasks and projects.
  • Experience with MS PowerPoint and proficiency in Excel modeling (will be tested).
  • Deep understanding of equity and debt capitalization structures and advanced underwriting techniques.
